How Azimuth works, by role
Azimuth Real Estate Management (ARM) is an AI-powered property management platform for New York City. Each role on the platform has a defined counterparty.
Property owners: A property owner on Azimuth holds title to one or more New York properties and works through a property manager, who is the single point of contact for tenants, vendors, and agents.
Property managers: A property manager on Azimuth is the intermediary for a property: the single point of contact for the owner, the tenants, the leasing agents, and the vendors who do the work.
Tenants: A tenant on Azimuth rents a home managed through the platform, and deals with the property manager for rent, lease documents, and repairs.
Real estate agents: A real estate agent on Azimuth lists and leases property on behalf of owners, and works with buyer clients on the acquisition side.
Real estate brokers: A real estate broker on Azimuth runs a brokerage, supervises affiliated agents, and holds the same listing and client responsibilities as an agent.
Buyers: A buyer on Azimuth is looking to purchase a New York property and works with the real estate agent or broker assigned to the listing.
Service vendors: A service vendor on Azimuth is a contractor or trade professional who receives maintenance and repair jobs from property managers.
Who does a tenant contact about rent or a repair?
The property manager. Tenants do not contact the property owner directly, except in a late-payment or legal escalation where the owner must personally intervene.
Who can open a repair request?
Only the tenant. A property manager may log a request on a tenant's behalf after speaking with them, but the request still originates with the tenant. Owners and administrators review requests and approve the work; the property manager engages and assigns the vendor.
Who does a property owner deal with?
The property manager, who is the single point of contact for tenants, vendors, and agents. An owner may work with several managers and assign a different one to each property.
Who does a buyer deal with?
The real estate agent or broker assigned to the property. A buyer does not deal with the property manager or the owner.
Who engages a service vendor?
The property manager. Vendors receive job assignments from the manager and report completion back to the manager.
